This Massachusetts polyurethane grouting project is located in Chelsea. The floor inside two units of a single story commercial building settled up to 9 inches over decades of use. One tenant chose not to renew their lease due to operational issues the settlement caused. The owner decided it was a good time to fix the floor.
The Challenge

While one half of the building was unoccupied, the other half was still in use. Therefore, the repair work had to be clean, fast, and non-disruptive. The property owner hired a geotechnical engineer, who evaluated the soils under the settled area. They determined that the fill materials were poorly controlled at placement, but did not anticipate additional settlement.
The Solution
Based on the underlying fill materials being completely consolidated with time, CJGeo proposed shallow grouting with a combination of CJGrout 28FDL and 22SDB. The use of 28FDL was important due to extensive cracking and modest amounts of differential settlement in some area, so a fast-reacting grout was important.
CJGeo mobilized two polyurethane grouting crews to the site. Crews started grouting in the morning in the clear space. After the adjacent tenant closed for the evening, crews shifted their focus to that space. After about 10 hours of grouting with a few thousand pounds of CJGrout, the entire area had been brought up as much as 9 inches to correct the settlement.
